All Western Apartments leases are Termination Leases. This includes leases signed by new incoming tenants and existing tenants who require new leases due to change in roommates.
Termination leases differ from standard leases in that they do not automatically renew at the end of the lease term. At the time the lease is signed, the tenant(s) signs an agreement to end the tenancy (N11) stating that they will move out of the rental unit not later than 4pm on the last day of the lease.
Each applicant specified in the application is required to sign the lease before moving into a rental unit. As each tenant is held individually and jointly responsible for complying with all of the conditions specified in the lease, we encourage you to carefully read the information that accompanies the application form.
Please note that if, during the course of your lease, your full-time student status with the University changes to part-time or is terminated, your lease obligations do not automatically end. Once you have signed a lease your remain financially responsible for the apartment until your lease expires or a new tenant is found to assume the lease. Housing Services reserves the right to not renew your lease for a subsequent term if you are no longer a full time student.
Tenants are able to renew a lease provided certain conditions are met and there were no rent payment or conduct issues during the period of the preceding lease.

Because we maintain an atmosphere conducive to sleep and study, we take noise disturbances seriously. As such, excessive noise is considered grounds for an application to the Ontario Rental Housing Tribunal for a termination of your lease.
No. The last day of your tenancy is clearly written into your lease. You (and any roommates) must vacate the unit not later than the time specified in the lease.
Provided you meet the eligibility criteria, you can renew your lease on a yearly basis. If your lease expires between March 1 - June 30, you will receive a reminder in mid November that your existing tenancy will end and indicate a deadline in early December to apply for a new lease. If your renewal request is accepted you will be required to sign a new one year lease. Once the lease re-application/lease signing deadline has passed, any apartments for which new renewed leases have not been signed will be offered to new applicants.
If your lease expires between July 1 - September 1, you will receive your reminder in early February. Your re-application deadline will be in early March.
Leases expiring between September 1 - February 30 will receive reminder approximately 3 months before the last day of the lease.
Unfortunately your roommate does not have any "rights" to your apartment. Once your lease expires, it will be assigned to new applicants.
Provided the person you wish to sublet or assign your lease to is eligible to live in University Housing, you can do so. However the sublet/assignment agreement must end at the same date/time as the original lease. The sublettor/assignee is not eligible to renew the lease.
Please contact the Rental Office and let them know the exact dates your program will end. Depending on the time of year, and the status of the application list, a limited number of short term leases may be possible.
